Decks, boards and the timber nobody checks
An outdoor structure is where building and pest overlap.
In short: A deck is timber, near the ground, often wet. It deserves attention on both halves of the inspection.
Why decks matter twice
They are a structure with fixings and bearing to assess, and they are accessible timber close to the ground for a pest inspection to consider.
What we recorded
Loose boards underfoot, which is a fixing and a safety item, on a property where the substructure warranted a closer look.
What we look for
Bearer and joist condition, fixings, the gap between timber and soil, and whether water is being held against the structure.
Balconies are the serious version
Where a deck is elevated, the same neglect becomes a structural and fall risk matter rather than a nuisance.
Maintenance that works
Keep soil and mulch off the timber, keep the structure drained and refix boards as they loosen rather than after they fail.
