Mouldings, doors and joinery on, painter not yet started, wet area rectifications due.
Fixing is the stage where two different jobs happen at once. The first is the visible one: architraves, skirtings, doors and joinery installed and lining up. The second matters more, which is confirming that the waterproofing items raised earlier have actually been closed out before tiling covers them for good. We also record damage that has been caused by other trades working around finished surfaces, because after the painter has been through it becomes very hard to establish who caused what.

They overlap and are frequently inspected in the one visit, but they answer different questions. Waterproofing is about the membrane before tiling; fixing is about the carpentry and the closing out of earlier items.
Because paint hides the joints, gaps and damage that a fixing inspection is looking for. After painting, the same defects are still there and considerably harder to evidence.
It gets recorded with its location and photograph. Establishing when damage appeared is much easier at the time than in an argument at handover.
Two to three hours on a standard home, and the report follows the same day or the next morning.
We check installation and condition against the contract documents you provide. Where a selection schedule is supplied we note obvious departures from it, but confirming your selections is ultimately your check to make.
On most builds yes, because the fixing stage is the last point at which wet area work can still be corrected cheaply. By PCI the tiles are down.
