Bored piers
After boring and cage placement, before any concrete goes in
Depth and diameter against the engineering, cage centred with correct cover, bases clean and free of water
Learn more about the bored piers inspection →Seven moments in a Pakenham East build where one trade is about to bury the work of the last. We attend just before that happens.
Ridgelea, Maple Grove and Kala are all running to release programs, which means trades follow each other closely and a stage can be signed off and covered inside the same week. The findings that matter here are the ones that stop being visible: trench mesh sitting on the ground instead of bar chairs, bottom plates fixed at wider centres than the tie down schedule allows, sarking lapped against the fall. None of that is arguable once the concrete is down or the plaster is on, which is the whole reason to be there the day before rather than the week after.

Slab pre-pour and frame. Both are permanently concealed within days, and both carry the structural decisions. Everything after them is repairable at a cost you can argue about; those two are not.
The day before the pour, once the steel and formwork are finished. Ring us as soon as a pour date exists rather than when it is confirmed, because that date moves and the window does not reopen.
You are the owner and no standard Victorian domestic building contract excludes an independent consultant. In practice the supervisors in this corridor expect it. We give notice, work around the trades and do not stop the program.
