The conditions that invite termites in

Conditions that make a property more attractive or accessible to timber pests, reported separately from evidence of actual activity.
The common four
Garden beds built above the slab edge, timber stored against the house, drainage holding moisture at the foundation, and trees planted close in.
What we recorded
A tree growing hard against a foundation, mould indicating persistent moisture and an exposed drain pipe discharging beside the building.
Why new estates are not exempt
Construction offcuts get buried during landscaping and the first garden beds often go in above the slab edge, both of which create a path.
Clearing them
Almost all of it is cheap. Pull the beds back, move the timber, fix the drainage and cut the planting back off the wall.
